Strikes Squatter Eviction process.
1. Instruct Us
Get in touch with us immediately to provide the details needed to start the eviction process.

2. Serve an Eviction Notice
We complete the legal paperwork and serve the eviction notice at the premises, noting local requirements. With the threat of legal action, the squatter(s) may leave peacefully.

3. Apply to the County Court for Possession
We complete the required forms (Form N5 or N121 for trespassers) and attend the hearing for the possession claim.

4. Possession Order Granted
The court issues an order giving squatters a deadline to leave (usually 14-28 days).
​
5. Apply for a Warrant
If squatters fail to leave, we apply for a warrant to remove them using in-house County Court bailiffs.

What if the Squatters Have Been in My Property for Under 28 Days?
Alternatively, we issue an Interim Possession Order (IPO) – if you have discovered squatters in your property within the last 28 days.

1. Issue an Interim Possession Order (IPO)
We apply to the court for an IPO if squatters are discovered within 28 days.
​
2. Serve the IPO to Squatters
Our enforcement agents issue the IPO to squatters within 48 hours.
​
3. Police Assistance for IPO Enforcement
If squatters do not leave within 24 hours, our agents and the police return to evict them. It becomes a criminal offence if squatters do not leave or fail to stay away for 12 months after being served an IPO.
